Planning approved for low-carbon Soho office retrofit retaining 85% of existing structure

Planning permission has been granted for the major retrofit and extension of 10 Great Pulteney Street in Soho, with Morris+Company’s low-carbon redevelopment set to retain around 85% of the existing building structure.

Designed for Global Holdings Management Group, the scheme will transform a collection of 1960s and 1990s office buildings into a modern workplace while significantly reducing embodied carbon through Morris+Company’s ‘Radical Retention’ approach.

Located within the Soho Conservation Area, the redevelopment will deliver refurbished and extended office accommodation alongside new planted terraces, enhanced retail frontages, upgraded end-of-journey facilities and biodiverse outdoor spaces.

The project is targeting BREEAM Outstanding and NABERS 5 Star Energy accreditation, with the retained structure expected to substantially reduce construction waste and carbon emissions compared with a traditional redevelopment.

The scheme has been designed to strengthen the building’s relationship with the surrounding streetscape while delivering a future-ready workplace focused on sustainability, wellbeing and energy performance.
