Orbit launches £1.44bn planned investment and remediation contracts

Orbit Group has launched procurement for five regional property improvement contracts worth a combined £1.44bn, covering planned upgrades, remediation and major works across its housing stock in the Midlands, East and South of England.
The programme will include the replacement and improvement of kitchens, bathrooms, windows, doors and compliance equipment, alongside works delivered through Orbit’s decarbonisation programme.
Contractors will also undertake investigation, design and construction work to address fire safety, structural defects and other building risks, together with larger projects combining planned investment and remediation works.

The procurement is divided into five regional lots:
Stratford and South Midlands — £308.6m
Central and East Midlands — £401.3m
East Anglia — £198.8m
Erith and North Kent — £272.9m
South Coast — £253.6m
The contracts are expected to begin on 1 April 2028 and will initially run for five years. Two five-year extension options could take the total term to 15 years, ending in March 2043.
Orbit will shortlist up to seven bidders for each lot before progressing through initial tenders, dialogue and negotiation, final submissions and presentations.
Bids will be assessed on a 60% quality and 40% price basis.
Requests to participate must be submitted by 3 September 2026, with contract awards expected in July 2027.
