Wolverhampton unveils vision for 6,750 city centre homes


The City of Wolverhampton Council has launched a public consultation on a new regeneration framework that could deliver 6,750 new homes across the city centre, including around 1,000 homes in the area surrounding Molineux Stadium.


The Our Future City Centre Plan identifies ten key regeneration areas aimed at increasing city centre living, attracting investment and supporting long-term economic growth.


Molineux regeneration at the heart of proposals


The area surrounding Wolverhampton Wanderers’ Molineux Stadium has been identified as a key opportunity for mixed-use development.


Plans include around 1,000 new homes, alongside student accommodation and a hotel, creating a neighbourhood designed to remain active beyond university hours and match days.

The council said the proposals would build on the area’s sporting heritage, educational assets and residential potential to create a vibrant university-led district.


Wider regeneration plans

Elsewhere, the framework highlights opportunities across Smithgate, Canalside and St George’s, where major residential developments are already underway or progressing through planning.



The vision also proposes:

  • Improvements to Queen Square with more active frontages and mixed-use development.

  • The transformation of St Peter’s into a cultural hub centred around the Civic Halls.

  • Longer-term redevelopment opportunities around the existing Civic Centre.

  • Enhanced public spaces, connectivity, health and education facilities.

  • Greater investment in retail, leisure and high-quality public realm.


Only around 1,500 people currently live within Wolverhampton’s ring road, with the council aiming to significantly increase city centre residential numbers through future development.


Public consultation underway

The consultation on the draft Our Future City Centre Plan is open until 14 August 2026, after which the framework will be refined before being adopted. The council has also confirmed the plan will be reviewed annually to reflect changing market conditions and regeneration opportunities.
