Wates Construction appointed to deliver Swadlincote leisure and office regeneration

Wates Construction has been appointed to deliver a major new leisure centre and office development in Swadlincote, marking another significant milestone in the town’s wider regeneration programme.
Following a competitive procurement process, South Derbyshire District Council selected Wates after its bid achieved the highest overall score for quality, deliverability and value for money.
The development, located off William Nadin Way, will replace the existing Green Bank Leisure Centre with a modern facility featuring a six-court sports hall, swimming pool, gym, fitness studios, café and flexible community spaces. The scheme will also provide new office accommodation for the Council.

Enabling works are already underway, with Wates expected to begin main construction works this summer. The completed development is scheduled to open in spring 2028.
Alongside the new facilities, Wates has committed to creating local jobs, supporting apprenticeships, providing work placements and sourcing labour and materials locally wherever possible, helping maximise the project’s social value.
Councillor Robert Pearson, Leader of South Derbyshire District Council, said Wates demonstrated the experience and capability needed to deliver a high-quality development while offering strong value for money and lasting benefits for the local community.
The project represents another major public sector investment in the East Midlands and is expected to generate opportunities across groundworks, structural construction, M&E, fit-out, sports facilities, landscaping and the wider construction supply chain.
