Redford Developments Hires Phil Partridge as Finance Director


Redford Developments has appointed industry expert Phil Partridge as Finance Director, signalling an ambitious growth plan for the Warwickshire-based property and development firm that has been established for less than 12 months.

 

Phil joins from Lovell Partnerships Ltd, which is Morgan Sindall Group plc’s partnerships and housebuilding division. As Head of Finance, he was a key member of the senior management team, supporting strategy and decision making, whilst maintaining financial controls.

 

Prior to four and a half years at Lovell, Phil was Director of Finance for Catesby Estates plc (part of Urban & Civic plc), having been promoted from Group Finance Officer in 2019. He is a Chartered Accountant (CIMA) with a total of 25 years of finance experience.

Redford Developments’ property and development portfolio is capable of accommodating 1,200 new homes and 80,000 sq ft of commercial space. The firm’s core business is undertaking strategic planning and promotion work for previously developed land with residential potential. It is backed by significant private investment, enabling sites to be purchased on a subject to planning basis, or without a viable planning status in place. Redford is in the market to acquire commercial assets that are non-income producing, requiring refurbishment, or redevelopment.

Redford Developments was formed in late 2025 with a retained portfolio of brownfield sites, following the sale of Rainier Developments Limited in October 2025.  Redford is working collaboratively with land and property owners to secure positive outcomes for underutilised assets in urban areas. Being based in Warwickshire, the firm’s area of operation is predominantly the Midlands and the South. The team has the market insight and technical expertise to add significant value to brownfield land, combined with the nimble decision-making you would expect from a recently established business.

 

The firm has recently submitted an outline planning application to Swindon Borough Council, proposing the transformation of the former Nationwide headquarters building – which it acquired in April – into 175 new homes. It has also acquired E.ON’s former 3.8ha (9.3-acre) UK headquarters in Westwood Business Park, Coventry. Redford’s planning application is currently being considered by Coventry City Council for redevelopment of the site, to provide up to 100 houses.

 

Within walking distance of the former E.ON headquarters is a 1.8Ha brownfield site, next to the University of Warwick. Redford has recently secured outline planning permission for it to be redeveloped into a low-rise 400-bed purpose-built student accommodation (PBSA) scheme.

 

In Coventry city centre, the derelict Coventry Central Baths has received Listed Building Consent from the Secretary of State for the Ministry of Housing, Communities and Local Government (MHCLG) for demolition. Reford Developments has been working in partnership with Coventry City Council to find new occupiers, or repurpose the four-acre site, since it became vacant in 2020.  

 

In Birmingham’s Jewellery Quarter, construction work has recently concluded at the firm’s Charles Green Residences project on Tenby Street, which has been delivered in conjunction with the Housing Growth Partnership. The redevelopment scheme incorporates 39 one- and two-bedroom apartments and duplexes, together with new premises for Charles Green; a sixth generational jeweller, established in the city in 1824.  

 

Next to Nottingham train station and Express Transit, Wavensmere Homes and Redford Developments have submitted a detailed planning application for Waterway House: an amenity-rich co-living scheme with over 300 studio apartments.

 

In Farnham, Surrey, Redford Developments purchased a vacant commercial building on a long leasehold from Waverley Borough Council. Having successfully secured a change of use to leisure, the building has recently been opened by operator Hurlands, following a £2.75m fit-out as a specialist pickleball and padel centre. It has nine pickleball courts, five padel courts, fitness studios, a full-service restaurant and café, event space for private hire, and is currently being expanded to offer three external courts.
