IM Land and Walton Homes have submitted an outline planning application for a major new residential development in Walsall that could deliver up to 850 new homes alongside education and community infrastructure.
The proposed 42-hectare scheme at Queslett Road will create a new mixed-tenure neighbourhood featuring new homes, land for a primary school and nursery, extensive green infrastructure, active travel connections and community spaces.
The development is being promoted jointly by IM Land, the residential strategic land division of IM Properties, and Walton Homes, a family-owned housebuilder with more than 40 years of experience delivering residential developments across the Midlands.
Located close to Streetly, Sutton Coldfield and Pheasey, the site benefits from strong transport links and access to existing services, schools and employment centres, including connections to Birmingham city centre, Walsall and Sutton Coldfield.
Under the proposals, Walton Homes is expected to deliver approximately 18% of the homes, with IM Land partnering with additional housebuilders to deliver the remaining phases of the development.
The plans also include affordable housing, sustainable drainage systems, green corridors, public open space and biodiversity enhancements designed to create a landscape-led community.

The Queslett Road proposals form part of IM Land’s growing residential pipeline. Recent planning applications submitted by the developer have the potential to deliver more than 3,300 homes alongside schools and supporting community infrastructure across multiple sites.
If approved, the scheme will represent one of IM Land’s largest residential applications to date and could generate significant supply chain opportunities across the West Midlands over the coming years.
