Panattoni secures planning approval for 223,000 sq ft Southampton logistics scheme



Panattoni has secured planning permission for a new 223,000 sq ft industrial and logistics development in Southampton, bringing forward five speculative units in one of the South Coast’s most supply-constrained markets.


The scheme, known as T Park Southampton, will be developed at Salisbury Road, Totton, immediately adjacent to Junction 2 of the M27, providing direct access to Southampton Port, the M3 and the wider motorway network.


The development will comprise five detached Grade A units ranging from approximately 25,000 sq ft to 100,000 sq ft, targeting manufacturers, logistics operators, port-related businesses, defence suppliers and last-mile distribution occupiers.


Located around 5.5 miles from the Port of Southampton, the scheme is well positioned to support businesses requiring access to one of the UK’s busiest container ports.



Designed with sustainability in mind, the development is targeting BREEAM Excellent, alongside EPC A+ offices and EPC A-rated warehouse space. Features will include roof-mounted solar PV panels, EV charging infrastructure, rainwater harvesting, enhanced building fabric and energy monitoring systems to help reduce operational costs.
