Multiplex signs £200m contract for Derwent London’s 50 Baker Street scheme


Multiplex has signed the main works contract to deliver Derwent London’s £200m 50 Baker Street mixed-use development in Marylebone, with construction set to begin next year.


The contractor has spent the past year working alongside Derwent London under a pre-construction services agreement, refining the engineering and delivery strategy ahead of the main construction phase.


Designed by AHMM, the 236,000 sq ft, nine-storey development will provide premium office accommodation alongside retail, restaurant space and 17 residential apartments.



A key feature of the scheme is its circular construction approach, with around 2,000m³ of structural concrete from the existing building set to be reused within the new development using the Piecewise Reuse of Extracted Concrete in new Structures (PRECS) method, reducing embodied carbon and construction waste.


The office accommodation is targeting BREEAM Outstanding, while the retail and residential elements aim for BREEAM Excellent, alongside LEED Platinum certification and a NABERS rating of at least five stars.


The appointment continues Multiplex’s relationship with Derwent London following the successful delivery of White Collar Factory and 80 Charlotte Street.
