MRP wins planning approval for £250m Kensington Olympia redevelopment


MRP has secured planning permission for a £250 million mixed-use redevelopment at Liberty House in Kensington Olympia, bringing forward new Grade A office space and a 371-bedroom hotel.


The scheme, approved by the London Borough of Hammersmith & Fulham Planning Committee, will transform the existing 1980s office building into a landmark commercial development comprising 110,000 sq ft of Grade A office accommodation alongside a four-star Maldron hotel, which has been pre-let to Dalata Hotel Group.


Located next to the £1.3 billion Olympia regeneration, the project is expected to strengthen the area’s commercial and hospitality offering as the wider district continues to evolve.


Construction is scheduled to begin in early 2027, with completion targeted for 2029. McAleer & Rushe has been appointed to deliver the development, with AHMM responsible for the design.


The office element has been designed as a headquarters-style building featuring 12,000 sq ft floorplates, landscaped terraces and green roofs. The hotel will include cafés, bars and restaurants at ground level, creating a new destination for visitors and occupiers.



Sustainability has been a key focus of the project, with the hotel retaining the existing west wing concrete frame and basement to reduce embodied carbon.


The development is targeting a BREEAM Excellent rating and will also deliver public realm improvements, including new landscaping, mature tree retention and a landscaped central courtyard.


Angus Monteith, Development Director at MRP, said the approval marked an important milestone for both the project and the continued regeneration of Kensington Olympia, while Dalata Hotel Group said the new Maldron hotel would become its seventh London location.
