McLaren Construction and Phoenix ME Appointed on 140MW Corscale Data Centre Development in Buckinghamshire

Corscale has appointed McLaren Construction and Phoenix ME under a Pre-Construction Services Agreement (PCSA) to commence pre-development works on a major new 140MW data centre campus at Court Lane, Iver, Buckinghamshire.
The development represents a significant investment in UK digital infrastructure and will occupy a 14-acre site within West London’s established data centre corridor, strategically located adjacent to the M25 motorway.
Pre-development works are scheduled to commence on 1 July 2026, with practical completion targeted for Q4 2029.
Project Overview
The proposed campus will comprise:
Two hyperscale data centre buildings
A dedicated 140MVA electrical substation
Associated infrastructure and external works
Biodiversity enhancements
Extensive remediation and enabling works
The development has been designed by Gensler, with a focus on integrating the scheme into the surrounding environment, including architectural considerations relating to a nearby Grade II listed farmhouse.
The site is currently occupied by a mix of industrial uses, including waste transfer operations, metal recycling facilities, concrete and aggregate storage, vehicle storage and industrial units.
Early works will focus on site clearance, remediation activities and the relocation of two 36-inch water mains in conjunction with Affinity Water.
