Major retrofit planned for 1 Embankment Place above Charing Cross Station


Plans are progressing for a major retrofit of 1 Embankment Place in central London, with around 90% of the existing structure expected to be retained while the building is upgraded to provide approximately 35,000 sq m of Grade A workspace.


The scheme is being brought forward by Bridgemont, with Hopkins Architects leading the redesign of the landmark office building above Charing Cross Station.


Originally completed in 1991 and designed by the Terry Farrell Partnership, the building occupies a highly constrained site directly above operational railway infrastructure.


The proposals will retain the majority of the existing façade and structural frame while upgrading the office accommodation, building services, amenity areas and public realm.


A major focus of the scheme is sustainability, with the project targeting around 70% lower operational energy consumption alongside an all-electric heating and cooling strategy.


The development is also targeting BREEAM Outstanding, NABERS 5-star and EPC A, with rooftop solar PV, increased biodiversity and substantial structural retention forming part of the wider environmental strategy.


The emerging project team includes AKT II, Arup, Turner & Townsend alinea, DP9, LDN Collective, The Townscape Consultancy and Kanda Consulting.


A main contractor has not yet been confirmed.

Current project-stage information indicates an approximately 36-month construction programme, although detailed start and completion dates remain subject to planning, procurement and final delivery arrangements.


The scheme is expected to become a significant London retrofit project, combining major commercial refurbishment with complex structural, logistical and railway-interface constraints.
