Kier signs £99m Derwent London office redevelopment

Kier has signed a £99m contract to deliver the redevelopment of Holden House on Oxford Street for Derwent London, marking its second major office scheme for the developer in the West End.
The project will see Kier carry out a retained façade redevelopment of the prominent building on the corner of Oxford Street and Rathbone Place, opposite Tottenham Court Road Elizabeth line station.

The eight-storey development will provide around 135,000 sq ft of commercial space, comprising 115,000 sq ft of Grade A offices and 20,000 sq ft of retail accommodation fronting Oxford Street.
To protect the building’s Grade II listed façade, Kier will use a precast façade system as part of its modern methods of construction approach, combining off-site manufacture with the retained historic fabric.
The appointment follows Kier’s completion earlier this year of Derwent London’s nearby Network W1 development.
Superstructure construction is scheduled to begin in spring 2027, with completion targeted for 2028.
