Homes England acquires Liverpool waterfront Canning Place site for major regeneration scheme


Homes England has completed the acquisition of the former Merseyside Police headquarters site at Canning Place in Liverpool, paving the way for a major new waterfront regeneration project.


The landmark brownfield site has been acquired for approximately £17m following a competitive disposal process led by the Merseyside Police and Crime Commissioner.


Located adjacent to Liverpool’s Albert Dock, Liverpool ONE and the Baltic Triangle, the site occupies one of the city’s most prominent gateway waterfront locations.


Regeneration plans emerging

Early proposals indicate the scheme is expected to deliver a major mixed-use residential-led development potentially including:

  • new homes

  • hotel accommodation

  • leisure facilities

  • retail and commercial uses

  • public realm and open space

  • wider waterfront regeneration infrastructure


Homes England will now move forward with appointing consultant teams alongside stakeholder and public engagement activity to shape the future masterplan for the site.


The existing site includes:

  • a seven-storey former headquarters building

The former police headquarters originally opened in 1977 and contains more than 135,000 sq ft of existing floorspace.
