Havebury Homes launches £11.4m affordable housing scheme in Suffolk


Havebury Homes has launched a tender for the design and construction of a £11.4m affordable housing development in Mildenhall, Suffolk.


The scheme will deliver 40 affordable homes on the former council offices site at College Heath Road, together with associated infrastructure, roads, drainage, utility connections and landscaping.


The successful contractor will be appointed under a JCT Design and Build Contract 2024 and will be responsible for completing the design, securing statutory approvals and delivering the development through to handover and the defects period.



The brownfield site has already undergone partial demolition, although the contract includes the demolition of a remaining dwelling, site clearance, enabling works and the management of existing foundations and site constraints.


Construction is expected to commence in February 2027, with completion targeted for June 2028.


Havebury Homes has placed particular emphasis on programme certainty, design quality, building safety, regulatory compliance and customer satisfaction throughout the project.


The tender process will follow a two-stage Competitive Flexible Procedure, with a maximum of six bidders progressing to the final tender stage. Tender submissions close on 2 November 2026, with a contract award expected in January 2027.
