GMI appointed to deliver next phase of Park Hill regeneration in Sheffield

GMI Construction Group has been appointed to deliver the fourth phase of the regeneration of Park Hill, one of the UK’s most recognisable residential developments.
The scheme is being progressed by joint venture partners Urban Splash and Places for People, following a £6.4m funding agreement with Homes England.
125 new homes planned
The latest phase will see the delivery of 125 new apartments, with 20% allocated as affordable housing.
Works will also include:
Public realm improvements
EV charging infrastructure
Car club facilities
Secure cycle storage
The development aims to support the continued transformation of the site into a sustainable, mixed-use neighbourhood.
Regeneration of iconic Grade II* listed scheme
Park Hill, known for its “streets in the sky” design, is a Grade II* listed development and one of Sheffield’s most significant regeneration projects.
This phase will focus on the refurbishment of the Duke Street block, requiring a balance between heritage preservation and modern residential delivery.
Long-term regeneration programme continues
The appointment marks the latest stage in a long-running regeneration programme led by Urban Splash and Places for People.
To date, the partnership has delivered:
455 homes
Student accommodation for over 350 residents
More than 50,000 sq ft of commercial space
Extensive public realm upgrades
Future phases already in pipeline
Looking ahead, a fifth phase of development has already secured planning consent and is expected to deliver a further 105 homes, alongside additional commercial space aimed at supporting independent businesses.
