Games Workshop signs for 250,000 sq ft at VGP Park East Midlands


Games Workshop, the maker of Warhammer, has become the first occupier at VGP Park East Midlands after agreeing a pre-let for 250,000 sq ft of logistics space.


The company has signed for Unit 3 at the 835,000 sq ft industrial and logistics development in Leicestershire, located between Castle Donington and Long Eaton close to Junction 24a of the M1.


The wider scheme will comprise four units ranging from 95,000 sq ft to 342,000 sq ft, designed to accommodate logistics, light industrial and commercial occupiers. Phase one, which includes Units 3 and 4, is scheduled for completion in December 2026.



VGP confirmed that Unit 4, offering 141,000 sq ft, is now being marketed and has already attracted strong interest from potential occupiers.


The development has been designed to achieve a BREEAM Outstanding rating and will feature rooftop solar panels, EV charging infrastructure and integrated office accommodation.


The deal marks VGP’s first letting since entering the UK market and follows the launch of its second UK development, VGP Park Sheffield, earlier this year.
