Galliford Try appointed for £26.9m City Place residential scheme in Chester

Galliford Try has secured a £26.9m contract to deliver the City Place residential development in Chester on behalf of Clarion Housing Group.

The project will deliver 126 new social rent apartments as part of the wider City Place regeneration masterplan close to Chester city centre, adjacent to the Shropshire Union Canal and the Grade II-listed Chester Shot Tower.

Construction is scheduled to commence immediately, with the programme running through to October 2027 under a JCT Design & Build contract arrangement.

Project overview

The development will comprise:

  • 126 affordable apartments

  • 23 one-bedroom homes

  • 103 two-bedroom homes

  • landscaped communal courtyard areas

  • associated infrastructure and external works

  • EV charging provision throughout the scheme

The project is designed as a fully fossil-fuel-free development, with all homes targeting a minimum EPC B rating as part of the sustainability-led delivery strategy.

The scheme forms part of broader regeneration activity around Chester station and the wider City Place masterplan area.

ConstructNet Intelligence Overview

The appointment represents a notable milestone within both the North West affordable housing sector and Galliford Try’s wider residential growth strategy.

Industry sources indicate the project is among Galliford Try’s first major standalone affordable housing schemes following the contractor’s renewed focus on the sector under its Sustainable Growth Strategy.

Projects of this scale are typically expected to generate substantial subcontract and supplier opportunities across:

  • groundworks and civils

  • RC frame and structural packages

  • scaffolding and access systems

  • M&E installation

  • façade and roofing packages

  • drylining and fit-out trades

  • kitchens, bathrooms and flooring

  • landscaping and public realm works

  • temporary works and logistics support

The continued release of affordable and social housing-led regeneration schemes also reflects ongoing demand for sustainable urban residential delivery across regional UK city centres.
