Delancey secures planning approval for major King’s Cross commercial scheme


Plans for a major commercial development in King’s Cross have been approved after Islington Council granted planning permission for revised proposals at 176–178 York Way.


The updated scheme, designed by Kohn Pedersen Fox (KPF), has been reconfigured to provide greater flexibility for occupiers, allowing the building to accommodate premium office space, laboratory-enabled workspace, or a combination of both.


Approval under a Section 73 application will add two additional floors, increasing the building’s total floorspace to more than 200,000 sq ft.


Located within London’s renowned Knowledge Quarter, the development is designed to meet growing demand from science, technology and innovation businesses while transforming an underutilised site into a high-quality commercial destination.



The revised design reflects the continued evolution of London’s commercial property market, where developers are increasingly creating flexible buildings capable of supporting life sciences alongside traditional office occupiers.


The project represents another significant commercial development for the King’s Cross area and is expected to generate opportunities across structural construction, façades, MEP services, fit-out, specialist laboratory infrastructure and the wider construction supply chain as the scheme progresses towards delivery.
