Dandara wins approval for 252-home Bristol regeneration scheme

Dandara has secured reserved matters planning approval to deliver 252 new homes on a former industrial site in Fishponds, Bristol, marking a major milestone in the city’s ongoing regeneration programme.

The development forms part of Bristol City Council’s Atlas Place Masterplan and will transform the former Graphic Packaging International site into a new residential neighbourhood comprising a mix of one, two, three and four-bedroom homes.

The scheme will feature extensive public open space, children’s play areas and the planting of more than 150 new trees. A new orbital cycle route running through the development will also improve links to the wider walking and cycling network, including the popular Bristol and Bath Railway Path.

Construction is expected to begin later this summer, with the first homes anticipated to be completed in 2027.

As part of the planning agreement, Dandara will contribute around £430,000 towards local highway and public transport improvements. The development will also create construction jobs and apprenticeship opportunities during the build programme.

Sustainability has been embedded throughout the scheme, with all homes designed to be fully electric and equipped with air source heat pumps. Dandara also confirmed that 100% of demolition material from the former industrial site has been recycled, with a proportion reused within the new development.

The approval represents another significant brownfield regeneration project for Bristol, helping deliver much-needed housing while bringing a long-vacant employment site back into productive use.
