Cruden has unveiled proposals for a new affordable housing development at Almondvale Parkway in Livingston, bringing forward plans to regenerate the former Xcite Livingston leisure complex site.
The brownfield redevelopment would deliver more than 121 affordable homes on the site of the former “Bubbles” swimming pool, which closed in 2023 before later being damaged by fire and demolished.
The proposals form part of continued affordable housing delivery and regeneration activity across West Lothian.
Project overview
The proposed scheme includes:
more than 121 affordable homes
one and two-bedroom apartments
retirement housing provision
wheelchair-accessible homes
landscaped public spaces and biodiversity features
improved walking and cycling links
parking and supporting infrastructure
The development has been designed with a strong sustainability focus, including:
low-carbon heat pump systems
roof-mounted solar panels
energy-efficient residential design
woodland retention and environmental improvements
The majority of homes are also planned to benefit from south-facing living spaces to maximise natural light and energy performance.
ConstructNet Intelligence Overview
The scheme represents another notable affordable housing-led regeneration project across Scotland, continuing the trend of brownfield residential redevelopment in highly accessible urban locations.
Projects of this type are typically expected to generate opportunities across:
groundworks and civils
RC frame and structural packages
M&E installation
roofing and façade systems
landscaping and public realm works
renewable and low-carbon technology installation
fit-out and finishing trades
accessibility and specialist housing packages
The inclusion of retirement housing, accessible homes and low-carbon infrastructure also reflects continued market emphasis on sustainable and inclusive residential development.
Cruden has remained active across West Lothian in recent years, recently completing a 146-home development at Almondvale alongside additional projects in Livingston and East Calder.
