Cruden unveils plans for 121-home affordable housing scheme in Livingston


Cruden has unveiled proposals for a new affordable housing development at Almondvale Parkway in Livingston, bringing forward plans to regenerate the former Xcite Livingston leisure complex site.


The brownfield redevelopment would deliver more than 121 affordable homes on the site of the former “Bubbles” swimming pool, which closed in 2023 before later being damaged by fire and demolished.


The proposals form part of continued affordable housing delivery and regeneration activity across West Lothian.


Project overview

The proposed scheme includes:

  • more than 121 affordable homes

  • one and two-bedroom apartments

  • retirement housing provision

  • wheelchair-accessible homes

  • landscaped public spaces and biodiversity features

  • improved walking and cycling links

  • parking and supporting infrastructure


The development has been designed with a strong sustainability focus, including:
