Cameron Homes Submits Plans for £14m Development in South Derbyshire Commuter Hotspot of Aston-On-Trent

Cameron Homes has submitted a detailed planning application to South Derbyshire District Council for 38 homes within the desirable commuter hotspot of Aston-on-Trent. The 2Ha site is adjacent to the housebuilder’s previous Ashwood Grange development, which launched in 2019.
Accessed from Moor Lane, the underutilised site is located within walking distance of a range of community amenities and schooling in the thriving village, which boasts two popular pubs and an active community social calendar. It is five miles from Derby city centre, with nearby attractions including Elvaston Castle, Calke Abbey, and Donington Park Race Circuit.
A mix of one- to five-bedroom semi-detached and detached homes with red brick and chalk rendered elevations are proposed for the site, with 11 of the 38 plots allocated for affordable housing. The dwellings will be either single storey bungalows, or two storey houses. The Staffordshire-headquartered five-star HBF housebuilder appointed Roberts Limbrick Architects to design the scheme, with Pegasus acting as the planning consultant.

The site has been designed to integrate harmoniously with the 41 adjacent existing family homes at Ashwood Grange. Alongside the 38 new homes being proposed, there are a range of open spaces and a balancing pond to form a premium and highly sustainable second phase. As part of the development programme, Cameron Homes would retain, maintain and manage the majority of established trees and hedgerows along the site boundary.
Moor Lane is within easy walking distance of the north bank of the River Trent, with the Trent and Mersey Canal running between the village and the river. Moor Lane leads onto the arterial Derby Road, the A50 and A6. Regular bus services link with the surrounding South Derbyshire villages and nearby city centre.
The traditionally styled exteriors proposed by Cameron Homes have been designed to reflect the local vernacular. The latest green energy features will be incorporated into this scheme, with a very high EPC rating targeted. Specification highlights will include air source heat pumps, smart Hive thermostats, electric vehicle car chargers, and solar PV panels.
Established in 1994, Cameron Homes is currently delivering over 200 homes across 11 live developments and has a pipeline of future sites expected to deliver circa 1,000 new homes.
