Cameron Homes’ £105m Lawnswood Development in Burton-on-Trent Nears Completion


An eight-year development programme by Cameron Homes is nearing completion, contributing 308 houses to the wider 400-acre Branston Locks scheme in East Staffordshire. The £105m Lawnswood development has delivered the initial phases of homes at one of the UK’s first large-scale urban extensions.


Cameron Homes acted as the gateway developer, purchasing four land parcels – located off Branston Road – totalling 14Ha/35-acres from landowner Nurton Developments. When fully complete, the sustainable new community will comprise 2,500 homes, alongside one million sq ft of commercial space. In recent years, more residential land at Branston Locks has been acquired by four national housebuilders, but of the 550 homes constructed to date, the majority are by Cameron Homes.

As Cameron Homes’ build programme draws to a conclusion at Lawnswood, there is only one home left to sell, which is a detached plot, offering four bedrooms. The 1,352 sq ft Rosehip home is priced at £410,000 and for a limited time, Cameron is offering proceedable purchasers a 5% deposit contribution.  


The homes at Lawnswood are designed to a high EPC rating, ensuring residents can significantly lower their carbon footprint and benefit from energy savings. Specification highlights include smart Hive thermostats and solar PV panels. Car parking for each home is provided on plot, via driveways and garaging. Visitor parking bays are dispersed across the site. Each Cameron home is professionally snagged prior to handover and protected by a 10-year NHBC Buildmark policy.


In late 2025, the site manager for Lawnswood was recognised as one of the top site managers in the country by the National House Building Council (NHBC), receiving a Seal of Excellence award.


Jon Dean, age 50, who has been a site manager for 13 years, was one of 14 across the NHBC’s ‘West’ region to win a Seal of Excellence award, having won a Pride in the Job award in the run-up to the national assessment.
