Birmingham City Council approves Landmark Properties’ first UK PBSA scheme in Birmingham

Birmingham City Council has granted planning approval for a major new purpose-built student accommodation (PBSA) scheme by Landmark Properties, marking a significant milestone for the developer’s expansion into the UK market.
The approved development will deliver 504 student beds at 120 Suffolk Street, in a prime city centre location close to key regeneration zones including New Street Station, Paradise Birmingham and Arena Central.
Addressing a growing demand
The scheme comes at a time when Birmingham faces a substantial shortage of student accommodation, with recent data highlighting a shortfall of more than 31,000 beds across the city.
With student numbers continuing to rise—driven by institutions such as the University of Birmingham, Aston University and Birmingham City University—the development is expected to play a key role in supporting the city’s long-term growth and its ambition to strengthen its knowledge economy.
High-rise living with a focus on wellbeing
Designed by Glancy Nicholls Architects, the scheme will deliver a high-rise residential community centred around student wellbeing and social interaction.

A major step for Landmark in the UK
The Birmingham scheme represents Landmark Properties’ first planning approval in the UK, following its entry into the market in 2024.
With over 74,000 student beds under management globally, the developer is targeting the delivery of four to six PBSA and residential schemes per year as it scales its UK presence.
The project is expected to be completed in 2029, with Landmark now progressing delivery in partnership with the council and wider stakeholders.
