Barratt Developments Secures Approval For 279-Home Taverham Scheme

Plans for 279 new homes in Taverham have received unanimous approval from Broadland District Council as the first phases of the wider Marriott’s Park development continue to move forward in Norfolk.

The approved residential parcel is being brought forward by Barratt Developments and forms part of the larger 1,530-home Marriott’s Park masterplan located between Fir Covert Road and Reepham Road on the outskirts of Norwich.

The development will include 80 affordable homes alongside associated infrastructure, landscaping and public open space provision.

Planning officers recommended the scheme for approval ahead of committee discussions, with councillors ultimately voting unanimously in favour of the application.

Marriott’s Park is being delivered by a consortium including Barratt Developments, Norfolk Homes and Abel Homes following outline approval for the wider strategic housing scheme in 2024.

The approved phase includes detailed plans covering housing layout, estate roads, access arrangements, landscaping, boundary treatments and associated infrastructure works as the wider site progresses towards delivery.

Infrastructure and enabling activity across the wider Marriott’s Park development is expected to continue progressing as multiple residential phases move toward mobilisation and construction delivery.

🏗️ ConstructNet Intelligence Overview

The approval of a 279-home phase within a wider 1,530-home masterplan creates a significant pipeline of subcontract and supplier opportunities across the Norfolk residential market.

As delivery phases progress, opportunities are likely to emerge across:

  • groundworks and infrastructure packages

  • roads, drainage and utilities installation

  • brickwork and roofing contracts

  • timber frame and housing envelope supply

  • scaffolding and access solutions

  • M&E installation packages

  • fencing, landscaping and external works

  • surfacing and public realm works

  • affordable housing associated supply chain requirements

The wider scale of Marriott’s Park also indicates longer-term phased delivery opportunities as additional parcels continue moving through planning and pre-construction stages.

Regional subcontractors and suppliers operating across East Anglia are likely to monitor package release activity closely as mobilisation progresses on site.
