🏗️ Vistry secures approval for £600m Olympic Park neighbourhood

Vistry has secured planning approval for the first phase of its ÂŁ600m Pudding Mill Lane neighbourhood development located next to Queen Elizabeth Olympic Park in Stratford.
Newham Council has approved the initial 355-home phase of the wider masterplan, which is being delivered in partnership with the London Legacy Development Corporation. The full scheme will deliver 948 mixed-tenure homes across four phases, with a minimum of 45% designated as affordable housing.
Phase one will comprise five buildings ranging from three to 17 storeys, forming the first stage of the new residential neighbourhood adjacent to Pudding Mill Lane DLR station.
The development has been designed by Maccreanor Lavington and Gort Scott and will also include a range of community facilities, including a nursery, a proposed health centre, retail space and additional community uses.
Significant public realm improvements are also planned, including City Mills Riverside Park and a riverside pocket park, alongside more than 1,200 sq m of integrated play space throughout the scheme.
The development will be delivered as a fossil fuel free scheme, incorporating air source heat pumps, green infrastructure, climate-resilient planting and sustainable drainage systems.
Vistry South London managing director Rob Wilkinson confirmed that construction of the first phase is expected to begin in autumn, with completion of the wider masterplan targeted for 2033.
A reserved matters application for phase two is expected to follow in summer 2026.
