Preferred Homes Acquires Kingsmere Site to Deliver 82-Apartment Extra Care Facility in Bicester


Preferred Homes has completed the acquisition of a development parcel at Kingsmere, Bicester, following a land sale from Countryside Properties (Bicester) Ltd, part of Vistry Group.


The transaction will enable the delivery of an 82-apartment affordable extra care facility as part of the wider Kingsmere development in South West Bicester.


The scheme forms part of a hybrid planning permission secured earlier this year and represents one of the final development parcels within the long-running Kingsmere masterplan.


Project Overview

The approved development will provide:

  • 82 affordable extra care apartments

  • Associated landscaping works

  • Car parking facilities

  • Cycle parking infrastructure

  • Supporting access and site infrastructure


In addition, the planning consent allows for the construction of up to 14 residential dwellings on adjoining land, which will be delivered separately by a housebuilder.


The extra care facility will be located east of Ludlow Road within the Kingsmere community and is intended to help address growing demand for specialist accommodation for older residents.


Strategic Context

Kingsmere forms part of the wider South West Bicester urban extension and has been under development since construction commenced in 2010.


Located between Middleton Stoney Road and Oxford Road, the development has delivered a substantial residential community supported by green infrastructure, community facilities and local amenities.


With the majority of Kingsmere now complete, the extra care facility represents one of the final major elements of the masterplan to come forward.
