McAleer & Rushe Secures £50m Student Accommodation Project in Stratford


Contractor McAleer & Rushe has been appointed to deliver a £50 million purpose-built student accommodation (PBSA) development in Stratford, after the scheme secured Gateway 2 approval.


The project, known as Poland House, is being developed by Firethorn and will deliver 284 student beds on Stratford High Street in East London.


Gateway 2 approval provides the final sign-off required under building safety regulations, clearing the way for full construction works to begin.


Major Student Housing Development

The new PBSA development will be located close to Queen Elizabeth Olympic Park, placing it within walking distance of both UCL East and the University of the Arts London.


Once complete, the development will offer modern student accommodation designed to support the growing demand for housing in London’s university sector.


Construction is expected to begin shortly, with completion targeted for the 2028/29 academic year.


Sustainability and Design

The scheme has been designed with sustainability in mind and is targeting a BREEAM Excellent rating, reflecting increasing demand for low-carbon and environmentally responsible student housing.


The Stratford development forms part of Firethorn’s expanding Living portfolio, which includes other student accommodation schemes in Hackney Wick, Stratford, and Leith Walk in Edinburgh.
