A significant milestone has been reached in the delivery of 65 Gresham Street, one of the City of London’s most prominent office reinvention schemes, following the signing of the main construction contract.
The project is being delivered by J.P. Morgan Asset Management and Mace, with cost management services provided by Turner & Townsend alinea.
Main construction works are now underway, with completion targeted for March 2028.
The scheme will involve the refurbishment of an existing nine-storey office building, alongside the addition of four new upper floors. A key feature of the development is the retention of approximately 90% of the existing structural frame, delivering a major reduction in embodied carbon and reinforcing the project’s sustainability-led approach.
The building has already been pre-let to Squarepoint Capital three years ahead of completion, marking one of the largest pre-construction lettings in London over the past decade.
The wider project team includes:
Gardiner & Theobald
Squire & Partners
Buro Happold
Arup
Gustafson Porter + Bowman
RX London
Simmons & Simmons
Longevity Partners
The development represents a major City retrofit project combining structural reuse, significant carbon reduction and long-term institutional occupation.
