Landsec Submits Plans for £45m Waterfront Transformation at Gunwharf Quays

Landsec has submitted a planning application for a £45 million transformation of the Waterfront at Gunwharf Quays, marking the next phase in the evolution of one of the UK’s leading retail and leisure destinations.


The proposals come as Gunwharf Quays celebrates its 25th anniversary, with the investment aimed at strengthening its position as a premier waterfront outlet and enhancing the overall visitor experience.


Plans include the creation of larger ground and first-floor terraces overlooking the marina, designed to elevate the al-fresco dining offer and maximise views across the waterfront. The scheme will also deliver upgraded façades, improved public realm, additional seating areas, and a new public staircase to enhance accessibility and movement throughout the site.


Importantly, the Grade II listed Old Customs House will remain untouched, preserving the historic character of the development while allowing investment to focus on underutilised areas and unlocking greater value across the estate.


The latest proposals build on recent upgrades across The Avenues and Marlborough Square, forming part of Landsec’s wider strategy to increase footfall, extend dwell time, and attract new retail and hospitality brands.


Performance at Gunwharf Quays has remained strong, with footfall rising by 5.7% year-to-date—significantly outperforming the national benchmark—highlighting the impact of ongoing investment across the destination.


Subject to planning approval, construction is expected to begin in 2027, continuing the long-term transformation of this flagship waterfront scheme.
