Homes England and Vistry move forward with 1,000-home Northstowe expansion

Homes England and Vistry Group have agreed a conditional deal to accelerate the delivery of up to 1,000 new homes at Northstowe, Cambridgeshire.


The agreement unlocks the next phase of the growing new town, known as Phase 3B, which will also bring forward key infrastructure including a local centre, primary school, roads, utilities and green spaces.


A planning application is expected before the end of 2026, with construction targeted to begin in 2027 and first completions from 2028.


Northstowe is one of the UK’s largest new communities, being delivered in multiple phases, with Homes England leading the later stages of development. Once complete, the scheme will provide around 10,000 homes across a 540-hectare site.



The next phase is expected to support continued build-out while creating opportunities across the supply chain, including SME developers, as part of a broader strategy to strengthen delivery capacity and long-term market resilience.


With earlier phases already delivering schools, education facilities and community infrastructure, the latest agreement marks another step forward in creating a well-connected, sustainable new settlement in the region.
