Barking Riverside Expansion Approved for Up to 20,000 Homes

Barking Riverside Limited has secured revised outline planning permission to deliver up to 20,000 homes in east London — marking a major step forward for one of the UK’s largest regeneration schemes.
Approval was granted by the London Borough of Barking and Dagenham planning committee, following what was the largest planning application for a single site in the UK in 2024.
A Major Scale-Up in Delivery
The updated plans significantly increase the scale of the development, doubling the originally consented 10,800 homes.
More than 3,000 homes have already been completed, with hundreds more currently under construction across the 443-acre site.
Once fully delivered, the scheme will include:
Up to 20,000 homes
Over 4,000 affordable homes
Two new public parks
Additional health facilities
Up to three new schools
Community centres and commercial space
Enhanced riverfront access and environmental improvements
Improved walking and cycling infrastructure
Backed by Public and Private Investment
The project is being delivered by Barking Riverside Limited — a joint venture between L&Q and the Greater London Authority.
Support from Homes England has already seen over £170 million invested into enabling infrastructure over the past five years.
Entering the Next Phase
The latest approval signals a transition from early delivery into a faster, long-term build-out phase, positioning Barking Riverside as a cornerstone of London’s future housing supply.
The development is widely regarded as one of the most significant brownfield regeneration projects in the UK, combining large-scale housing delivery with long-term place-making and infrastructure investment.
