Vistry begins 750-home regeneration of former City Hospital site in Birmingham

Vistry Group has commenced work on a major regeneration scheme at the former City Hospital site on Dudley Road in Birmingham, delivering 750 new homes across a mix of tenures.
The scheme brings together a range of delivery partners including Midland Heart and Leaf Living to support a large-scale, mixed-tenure residential development.
Midland Heart will deliver and manage 154 affordable homes, including 102 for affordable rent and 52 for shared ownership. Leaf Living will bring forward 101 homes for the private rented sector, with Vistry delivering the remaining homes across open market and future affordable phases.
The project has progressed following final planning approval for 698 homes, with consent already secured for a further 52 homes as part of the conversion of the historic infirmary building.
Alongside residential delivery, the scheme includes the transformation of the former hospital frontage into apartments, 8,000 sq ft of commercial and community space, and a wider placemaking strategy featuring a central public square, green corridors, cycle routes, pocket parks and seven play areas.
Enabling works are now underway following the relocation of hospital services to Midland Metropolitan Hospital in Smethwick, unlocking the site for full redevelopment.
