Speculative development begins on major Worksop logistics scheme

Panattoni has officially started construction on a large-scale speculative warehouse at Manton Wood Distribution Park in Worksop, marking the next phase of logistics development in the region.
The scheme, known as Panattoni Worksop 460, will deliver a 462,000 sq ft distribution facility designed to meet growing occupier demand for high-specification logistics space in a strategically connected UK location.
The development will provide:
441,699 sq ft of warehouse space
18m eaves height
35 dock doors, 8 Euro docks and 4 level access doors
55m service yard
A further 5-acre plot for open storage or additional HGV parking
14,943 sq ft of three-storey office accommodation
5,057 sq ft transport hub
The scheme is being delivered as a speculative build, reflecting continued demand from occupiers seeking large-format, ready-to-occupy logistics space.

Roof-mounted solar PV
EV charging infrastructure

The site benefits from strong regional connectivity, positioned within reach of Sheffield, Doncaster and Nottingham, and supported by a local labour pool that continues to make Worksop a key logistics location.
The project is scheduled for completion in Q1 2027 and forms part of wider industrial land brought forward following land acquisition from DHL by Singaporean REIT CapitaLand Ascendas REIT.
