Plans have been submitted for a major £100m-plus regeneration scheme at The Springs shopping centre in Buxton, bringing forward proposals for a new residential-led neighbourhood in the centre of the Derbyshire town.
Developer Capital&Centric is working alongside High Peak Borough Council on the transformation project, which would see the existing shopping centre replaced with a mixed-use development designed to improve connectivity, public realm and long-term town centre investment.
The proposals include 332 build-to-rent homes comprising a mix of apartments and townhouses, alongside new commercial space for bars, cafés and retail uses aimed at creating a more active town centre environment.
A key focus of the scheme is improving movement and accessibility throughout Buxton town centre, including enhanced pedestrian connections from Buxton railway station.
The wider regeneration proposals also include new public squares, riverside spaces, increased landscaping and greenery, as well as a feature lift serving the station entrance to improve accessibility into the town centre.
According to Capital&Centric, the latest plans have evolved to incorporate a broader housing mix, additional landscaping features and two new public toilet facilities.
Residents within the development would also have access to shared amenities including a gym, co-working space and mini cinema, reflecting the developer’s neighbourhood-led approach to regeneration.
Architecturally, the scheme draws inspiration from Buxton’s historic character, with proposed use of limestone, gritstone, colonnades and bay windows intended to reflect the town’s existing heritage while introducing a contemporary new quarter.
John Moffat, joint managing director at Capital&Centric, said the regeneration presents an opportunity to revitalise the town centre while respecting Buxton’s established identity and character.
High Peak Borough Council previously acquired The Springs shopping centre after securing £6.6m from the Government’s Future High Street Fund, alongside a further £4.2m of council investment.
If approved, the development would represent a significant regeneration milestone for Buxton, delivering new homes, upgraded public spaces and improved town centre infrastructure designed to support future growth.
