Panattoni has commenced speculative construction of a 538,000+ sq ft logistics facility at Panattoni Park Coventry, located at Junction 3 of the M6 within the UK’s “Golden Triangle”.
The scheme is one of the largest speculative logistics developments currently underway in the Midlands, with completion targeted for Q1 2027.
Positioned in a prime distribution location, the site benefits from immediate motorway access and connectivity to the wider M6 and M1 corridors, enabling access to around 90% of the UK population within a four-hour drive.
The development responds to ongoing supply constraints for Grade A logistics space above 500,000 sq ft, where availability remains limited and occupiers face long lead times for bespoke solutions.
Designed to meet modern operational requirements, the facility will include:
15m clear internal height
55m yard depth
extensive dock and level access
capacity for over 105,000 pallets
5.3MVA power provision
Sustainability and digital infrastructure are central to the scheme, targeting:
BREEAM ‘Outstanding’
EPC ‘A+’
net zero carbon in construction
WiredScore ‘Platinum’ certification
The decision to deliver the scheme speculatively reflects continued demand for high-quality, ready-to-occupy logistics space across core Midlands locations.
