Overbury delivers UK-first SKA V2 and Net Zero aligned fit-out at Eden

Overbury has achieved a major industry milestone, delivering the UK’s first workspace fit-out to meet both the updated SKA V2 standard and Net Zero Alignment at the landmark Eden Building in Salford.


The project marks a significant step forward in low-carbon workplace delivery, setting a new benchmark for sustainable fit-outs across the UK construction sector.


Located within the £36m, 115,000 sq ft Eden development at New Bailey, the first-floor suite spans 5,134 sq ft and has been designed as a fully fitted, occupier-ready workspace. The scheme targets SMEs and growing businesses, providing 50 workstations alongside meeting rooms, a boardroom, kitchen and dining areas, and flexible collaboration spaces.


The development already houses major occupiers including TLT LLP and BDO UK.


Raising the bar for sustainable fit-outs


The project is among the first in the UK to adopt the new SKA V2 framework, which introduces a more rigorous, outcomes-based approach to sustainability. The updated standard places greater emphasis on:


  • Embodied carbon reduction

  • Circular material use

  • Measurable environmental performance across the full lifecycle


Achieving Net Zero Alignment required the fit-out to meet strict carbon thresholds in line with the UK Net Zero Building Standard.


To meet these requirements, the project team implemented early-stage carbon modelling and worked closely with the supply chain to rethink traditional procurement and specification approaches. Materials were selected based on carbon impact, prioritising reuse, responsible sourcing, and future disassembly.

The Eden scheme itself was delivered by English Cities Fund, a joint venture between Muse, Homes England and Legal & General.
