🏡 Outline planning permission secured for 90 homes in Rudgwick

We’re pleased to share that outline planning permission has been secured for a landscape-led residential scheme of up to 90 new homes at Bucks Green, Rudgwick (Horsham).
The approved scheme, brought forward on behalf of Welbeck Land Limited, exceeds the emerging Horsham Local Plan allocation of 60 homes and extends beyond the draft site boundary.
Led by ECE Planning, the proposal successfully navigated a complex planning context, including policy constraints, technical considerations and strong local engagement.
A proactive, collaborative approach was taken throughout, working closely with:
* Horsham District Council
* West Sussex County Council
* local residents
* the Parish Council and key stakeholders
The scheme promotes a landscape-led design approach, including:
* strengthened boundary planting and green buffers
* refined parameter plans for scale and massing
* infrastructure and access improvements
* 40% affordable housing provision (above policy requirement)
* enhanced sustainability and placemaking principles
By bringing forward an additional 30 homes above the draft allocation, the proposal makes efficient use of a sustainable site while supporting local housing need in a constrained housing market.
The application was approved by planning committee members with no objections — marking a strong outcome for the client and wider project team.
