Outline approval granted for 72-home scheme in Whittington

Outline planning permission has been granted for a residential development of up to 72 homes on land at Huddlesford Lane in Whittington, marking a significant step forward for housing delivery in the area.
Approved by Lichfield District Council, the scheme represents the first major “grey belt” housing proposal to be supported by the authority’s planning committee.
The 2.93-hectare site, currently in agricultural use, is located on the north-western edge of the village and is bordered by existing residential areas, open countryside and local amenities including allotments and recreation space.
Plans for the development place a strong emphasis on integrating with the surrounding environment, including the retention and enhancement of existing hedgerows and trees, the creation of new publicly accessible open space, and the delivery of at least 10% biodiversity net gain.

The scheme will also contribute to local housing needs, with a focus on two- and three-bedroom homes, alongside the provision of affordable housing to support demand in rural areas.
Infrastructure and access improvements form a key part of the proposals, including the realignment of Huddlesford Lane, a new junction with Back Lane, and enhanced pedestrian connectivity through new and improved public routes linking the site to the wider village and countryside.
Additional benefits include potential off-street parking provision for existing residents on Back Lane, helping to ease current on-street parking pressures.
The project has been brought forward by Richborough, supported by a multidisciplinary team including Pegasus Group, Hub Transport Planning, MEC Consulting Group, TCMS, RammSanderson Ecology, RPS and BWB Consulting.
The approval signals continued momentum for residential development across the region, particularly in locations where sustainable growth and infrastructure improvements can be delivered alongside new housing.
