McLaren appointed to deliver £99m Bond Street office retrofit for British Land


McLaren Construction has been appointed by British Land to deliver a £99 million office retrofit and expansion at Bond Street Underground Station in central London.


The design and build contract, designed by Allford Hall Monaghan Morris, combines major refurbishment works with a vertical extension to create 93,517 sq ft of high-quality commercial space.


The scheme will transform the existing West One building into a seven-storey office-led development, including:


  • Three additional office floors

  • Expanded reception and entrance areas

  • Cycle storage and shower facilities

  • Courtyards and external terraces

  • New plant rooms and building core


The redevelopment will increase office space by approximately 88%, repositioning the asset within one of London’s most established commercial districts.


A key feature of the scheme is its focus on low-carbon refurbishment, with around 60% of the existing concrete structure retained.


A lightweight steel frame will be used for the upper floors to maximise internal space while reducing embodied carbon.


Due to the constrained underground environment, including existing transport infrastructure beneath the site, the structural design has been carefully engineered to minimise additional foundation loads.


The project is targeting leading sustainability standards including NABERS 5*, BREEAM Excellent, EPC A and WELL certification.


According to McLaren, the scheme reflects the growing trend of complex retrofit-led developments across central London as occupiers demand higher quality, low-carbon office space in prime locations.
