Goram Homes and Vistry partner to deliver 1,400+ home Hengrove Park scheme in Bristol

Goram Homes and Vistry Group have signed a partnership agreement to deliver the landmark Hengrove Park development in South Bristol, unlocking a major residential-led regeneration scheme on the former Whitchurch Airport site.
The project will deliver a new neighbourhood of 1,435 homes, with around 50% designated as affordable housing, alongside a mix of community, commercial and green infrastructure.
Hengrove Park is one of the largest regeneration schemes planned in Bristol in recent years, with the masterplan centred around a new 22.2-hectare public park. The development will also include a community building, sports pavilion, retail and business space, as well as an on-site energy centre providing low-carbon heat and power.
The scheme will be delivered through a long-term partnership between Goram Homes and Vistry, with a joint venture established to deliver the first phase of development.
Phase One will initially deliver 209 homes, including 104 affordable units, with potential to expand to over 350 homes subject to further approvals. The first phase will also include significant infrastructure works, including new transport connections, walking and cycling routes, and key elements of the public park such as playing pitches, a sports pavilion and a scout hut.
The wider masterplan forms part of a long-term regeneration strategy for South Bristol, supported by Bristol City Council alongside investment from the West of England Combined Authority and Homes England.
Earlier phases are already progressing, including the nearby Dundry View scheme, which will deliver 53 affordable homes and is due to complete this year.
Once fully delivered, Hengrove Park will create a mixed-tenure neighbourhood combining housing, green space and community infrastructure, contributing to Bristol’s long-term housing and regeneration objectives.
