Caddick Construction Secures £46m Leeds City Centre Hotel Scheme

Caddick Construction has been appointed as main contractor for a £46m hotel development in Leeds city centre.
The project will be delivered on the former Leeds International Swimming Pool site, forming part of the wider Lisbon Street regeneration in the city’s West End.
The scheme is being developed by Marrico, with Helios Real Estate acting as client. Lamington Group will operate the hotel under its room2 hometel brand, while Aberdeen Investments is providing forward funding.
The 16-storey development will deliver 200 rooms, including a mix of studios and suites designed for both short and extended stays.
In addition to accommodation, the building will feature a ground-floor café and bar, meeting and events space, gym, laundry facilities and retail units, creating a mixed-use hospitality offering.
Construction is scheduled to commence in May 2026, with completion targeted for spring 2028.
The scheme has been designed by DLA Architecture, with Richard Boothroyd & Associates acting as employer’s agent and quantity surveyor.
The development will be fully electric and powered by renewable energy, reflecting a growing shift towards low-carbon hospitality schemes. It will form part of the ongoing regeneration of Leeds’ West End, contributing to the area’s continued growth and investment.
