Caddick breaks ground on £17m Midbox 78 development in Birmingham


Barberry Industrial has started construction on its £17m Midbox 78 scheme at Quinton Business Park in Birmingham, following strong occupier interest ahead of completion.


The 78,335 sq ft warehouse and distribution facility is being delivered by main contractor Caddick Construction and is scheduled for completion in January 2027.


Designed to a high institutional specification, the development targets EPC A and BREEAM Excellent ratings and will incorporate a range of ESG-led features including rooftop solar PV, electric vehicle charging infrastructure and landscaped external areas with dedicated wildlife walkways.


Barberry Midbox 78 is positioned to serve the growing demand for high-quality mid-box industrial space in the West Midlands, a market where supply remains constrained despite strong occupier appetite.


Barberry Development acquired the Quinton Business Park site in 2024 due to its strategic location near Junction 3 of the M5 and the A456, offering strong connectivity to Birmingham city centre and the wider regional network.


The project marks a continued partnership between Barberry and Caddick, with strong early interest already reported from potential occupiers.
