Ballymore secures approval for 1,700-home Silvertown riverside regeneration scheme


Ballymore has received planning approval from Newham Council for a major 1,700-home mixed-use development in Silvertown, London Docklands.


The 5.26-hectare Knights Road riverside scheme will deliver a significant residential-led regeneration project alongside new commercial, community and public realm space.


Designed by Allies and Morrison, the development will include 334 affordable homes, approximately 4,000 sq m of workspace, and additional retail and community uses.


The hybrid application includes detailed consent for the first phase, which will deliver 640 homes across three buildings ranging from six to 18 storeys, alongside 2,300 sq m of flexible commercial space. Outline consent covers the remainder of the wider masterplan.


The site, located between North Woolwich Road, the River Thames and Lyle Park, sits within a strategically important Docklands location near London City Airport.


The wider scheme will also support major improvements to Lyle Park, a 4.5-acre riverside public space, alongside upgraded flood defence infrastructure along the Thames frontage.


Due to the scale of the development, the application will now be referred to the Mayor of London for final approval. Ballymore is targeting commencement of the first phase on site in early 2028.
