Pure Data Centres and SEGRO have secured planning approval for a major £1bn hyperscale data centre at Premier Park in west London.
Approved by the Old Oak and Park Royal
Development Corporation, the scheme will see the redevelopment of a redundant warehouse into a high-capacity, next-generation digital infrastructure facility.
The 72MW development will deliver a three-storey, liquid-cooled data centre spanning 22,365 sq m, designed by Scott Brownrigg.
The scheme will include:
Nine data halls
Office accommodation
Plant and storage space
Secure entrance pavilion
Dedicated on-site substation
The building has been designed to maximise IT capacity and operational efficiency, with a simple, linear layout that also enhances its visual presence — particularly along the adjacent rail corridor.
Construction is expected to begin in 2026, with the project forming part of a growing pipeline of AI-ready digital infrastructure across London.
Sustainability remains a key focus, with the scheme targeting:
BREEAM Excellent
EPC A-rated office space
Planned features include photovoltaic panels, rainwater harvesting and potential heat recovery systems.
The project is being delivered through a joint venture between Pure Data Centres and SEGRO, reflecting increasing demand for large-scale, high-performance data facilities.
The approval further strengthens Park Royal’s position as a key industrial and logistics hub in west London, with digital infrastructure playing an increasingly important role in the area’s evolution.
