Stepnell secures two affordable housing developments through £10.9bn framework

Stepnell has secured two affordable housing projects for Sovereign Network Group (SNG), delivering 45 new homes across Basingstoke and Reading under the housing provider’s Affordable Homes Framework.

The first development at Malmesbury Field, Basingstoke, will transform a vacant 1960s retirement scheme into a new affordable housing community. The project comprises 12 houses and nine apartments for affordable rent, with demolition already underway and completion scheduled for June 2027.

The second scheme at Windmill Court, Mortimer Common, near Reading, will deliver 24 homes for social rent, shared ownership and private sale. Demolition has also commenced, with completion expected by June 2027.

Stepnell will explore a range of sustainable construction methods across both developments, including timber frame construction, offsite manufactured insulated flooring systems, photovoltaic panels and electric vehicle charging infrastructure.

The contractor will also deliver social value initiatives throughout the projects, including apprenticeships, mental health programmes and engagement with local supply chain partners.

Affordable Homes Framework, under which 22 contractors have been selected across 12 lots to support the delivery of 25,000 homes through the housing provider’s £10.9bn, 10-year investment programme.
