Scunthorpe’s 6,000-Home Masterplan Reimagined as Trent Vale

North Lincolnshire Council has unveiled a new vision for one of the region’s largest proposed housing developments, replacing the long-standing Lincolnshire Lakes masterplan with a new scheme known as Trent Vale.

The original Lincolnshire Lakes proposal, first announced in 2004, aimed to deliver 6,000 new homes alongside major infrastructure, including a new stadium for Scunthorpe United. While flood defence works and new motorway junctions were completed over the following years, much of the original planning consent eventually lapsed, and the stadium plans were abandoned.

The newly branded Trent Vale development will retain the ambition to deliver thousands of new homes but adopts a fresh masterplan centred around six distinct villages, each designed to reflect the area’s landscape and heritage.

The proposed villages are:

• Burgess Croft

• Burleigh Green

• Woldmere

• Ashmere

• Southgate Hollow

• Brumby Green

North Lincolnshire Council says it will now work with developers and delivery partners to bring forward detailed proposals under the new vision, with each village designed to create its own identity while supporting future housing and employment growth.

The refreshed masterplan represents a significant step forward for one of the county’s largest long-term regeneration ambitions and could generate substantial opportunities across housing, infrastructure and community development in the years ahead.
