Lendlease and The Crown Estate Launch £24bn UK Regeneration Partnership

Lendlease and The Crown Estate have completed a landmark partnership that will deliver up to £24bn of regeneration projects across the UK, creating thousands of new homes, commercial spaces and jobs.

The new Impact Partnership Joint Venture will oversee the delivery of some of the country’s largest regeneration schemes through a jointly owned development management company.

The first phase brings together three flagship developments at Euston, Silvertown and Stratford Cross, with construction activity already gathering pace. Works on 326 affordable homes at Silvertown are expected to begin in September, while a planning application for the Euston scheme is scheduled for spring 2027.

Together, the first phase is expected to deliver around 9,000 new homes alongside 7.03 million sq ft of commercial space.

A second phase is expected to add Smithfield Birmingham and Thamesmead Waterfront later this summer, increasing the programme by a further 18,500 homes and 2.88 million sq ft of commercial development.

Major infrastructure works at Smithfield are expected to begin later this year, with temporary markets starting in early 2027 and the first residential block commencing later that year.

The partnership has been established to unlock complex regeneration sites, accelerate delivery and attract long-term private investment, supporting economic growth and housing delivery across the UK.
