£1.1m canalside housing scheme marks start of new low-energy partnership in Hertfordshire

A new residential scheme in Hertfordshire is set to showcase the growing role of offsite construction in delivering high-quality, energy-efficient homes, following the award of a £1.1m contract to TALO by Lucy Developments.

The project, known as Moorings, will deliver nine homes in the canalside village of Wilstone near Tring, and represents the first scheme in what is expected to become a long-term collaboration between the two organisations.

🏡 Delivering low-energy homes at scale

The development will include a mix of:

  • Three and four-bedroom terraced homes

  • Two four-bedroom detached properties

The scheme is centred around ultra-low energy design, combining advanced offsite timber construction with integrated energy systems to enhance long-term performance and reduce running costs for homeowners.

🏗️ Offsite construction driving programme certainty

A key feature of the project is the use of TALO’s precision-manufactured timber superstructure, produced offsite using high-quality Nordic timber.

The approach is expected to:

  • Accelerate construction programmes

  • Improve build quality and consistency

  • Reduce on-site risk and weather-related delays

  • Enable earlier internal fit-out

The structures will be delivered in phases, with each stage allowing homes to become watertight within a week — a significant advantage compared to traditional build methods.

⚡ Focus on sustainability and performance

Alongside the fabric-first design, the homes will incorporate:

  • High levels of insulation

  • Triple glazing

  • Solar battery systems

  • Mechanical ventilation with heat recovery (MVHR)

This integrated approach supports:

  • Lower energy bills

  • Improved indoor air quality

  • Enhanced long-term sustainability

🤝 A partnership approach to future delivery

The scheme marks the beginning of a broader partnership, with further residential sites already being progressed using the same delivery model.

Both organisations share a focus on:

  • Sustainable development

  • High-quality housing delivery

  • Scalable construction solutions

The collaboration highlights how modern methods of construction (MMC) continue to gain traction as the industry looks to address housing demand while improving efficiency and environmental performance.

📍 Supporting housing delivery across the UK

With demand for new homes remaining high, projects like this demonstrate how innovation in construction methods can help unlock delivery, improve certainty, and support the creation of sustainable communities.
